Homeowners insurance quotes are notoriously hard to compare honestly, because "coverage" isn't one number — it's four separate coverage buckets, each of which can be set differently by different carriers even at the same total premium.

Replacement cost vs. actual cash value — again

Just like renters insurance, homeowners policies split between actual cash value (depreciated payout) and replacement cost (what it actually costs to rebuild or replace today). For the structure itself, replacement cost coverage is close to essential — construction costs have risen enough in recent years that an actual-cash-value payout can leave a real shortfall against what rebuilding actually costs.

The gap that catches people off guard

Standard homeowners policies typically exclude flood and earth movement (earthquake) damage entirely — regardless of replacement cost settings. If you're in a flood zone or seismically active area, that's a separate policy, not an add-on to your standard quote. Confirm what's excluded, not just what's included, before comparing price.
